Booking Terms and Conditions

All bookings are held in good faith to the arrival and departure date listed in the reservation and at the rate booked. Minimum night stays and other specials refer to bookings for consecutive nights only (unless stated otherwise). Sofa beds attract an additional charge of $50 per night per sofa bed.

• Pricing
  All of our prices are in Australian dollars (AUD) and include GST (Australian goods and services tax) as of 1 January 2021.

• Confirmed Bookings
  To confirm reservations, either a specified deposit (50%) or full payment is required.
  All bookings must be paid in full prior to arrival.
  Advance bookings must be paid in full one month prior to arrival.
  ‘Accommodated Special Events’ require a 25% deposit and must be paid in full 1 month prior to the event.
  ‘Exclusive Use’ require a 25% deposit and must be paid in full 1 month prior to the event.
  On arrival, a pre-authorisation of your credit card is required. 

• Cancellation Fee
  As a small property owner operator, our business depends on maximising our property occupancy. Cancellations often result in empty apartments due to lead times and limited capacity. When apartments are booked in advance and cancelled, especially at short notice, it means a loss to our business, especially if we have declined other booking requests.
  A cancellation fee will be charged if you cancel or terminate your confirmed accommodation booking for any reason.
  Deposits are non-refundable.
  The amount of the deposit will vary, depending on the length of the booking, if there is a special rate applied, if the booking occurs during public holidays and other peak periods.
  For confirmed bookings cancelled less than one month prior to your arrival date, you are only entitled to 50% of the total paid, excluding the non-refundable deposit.
  For confirmed bookings cancelled less than two weeks prior to your arrival date, no refund is payable.
  In the event of non-arrival or any unused nights during your stay, there is no refund. 
  There is no refund for early departure.
  There is no refund for cancellation of bookings in our peak season.
  We recommend that you have travel insurance.
  The owner and operator of Vatu Sanctuary and Homestead has absolute discretion in applying the cancellation fee.
  In addition to our general cancellation policies, Vatu Sanctuary and Homestead reserves the right to charge full payment of the booking in advance and any cancellation is subject to a full cancellation fee equalling to the total charge of the accommodation for the intended duration of the stay.

• Checking In and Checking Out
  IMPORTANT: Due to the world-wide current COVID-19 pandemic, extra time is required for the cleaning of Vatu Sanctuary apartments. Whilst the following check-in times remain the same, their may be delays. Thank you for your understanding.
  — Check-in: 2 pm (early check-in may be available subject to apartment being ready for your arrival).
  — Check-out: 10 am (unless late check-out is negotiated, subject to cleaning needs and the next check-in).
  (Management and staff appreciate your understanding that the given check-in and check-out time is not always possible due to unforeseen circumstances. Where this occurs, as a matter of practical reality we may need to delay the check-in and check-out time to allow for us to properly prepare the apartment.)
  Request for early check-ins and late check-outs may incur an extra charge.
  Please note – due to the limited time available for our cleaning staff, we ask that on departure, guest leave the property in a neat and tidy condition. In the event that the property requires extra cleaning, extra rubbish removal, or evidence of damage, the guest will be charged.

• Payment and Late Payment Fee
  Payments can be made by bank transfer or cash deposit. Check with Vatu Sanctuary as to which credit cards it accepts. On arrival a pre-authorisation of your credit card for your accommodation amount may be required.
  All credit card payment will attract an additional charge of 1.5% of the total invoice. If paying in cash, an accommodation security bond will be required upon arrival. This amount may vary depending on room and type of booking made.
  Where applicable, for late payments and fees there is a $100 additional charge, plus $33 processing fee, if payment has not been received within 7 days after departure. There is an additional charge of $100 per month or 5% of the total due (whichever is the greater amount).
  Accommodation rates and conditions are subject to change without notice.
